Eligibility
Offer available to new residents only. Existing residents, transfers and renewals are not eligible.
Offer applies to selected apartments only. Availability may vary and is subject to change at any time.
As a condition of the offer, rental charges covering the full month of January 2026 must be paid in advance, prior to arrival.

2. Move-In Requirements
   Eligible applicants must complete referencing, sign a Scottish Private Residential Tenancy agreement, and move in on or before 25 December 2025.
   The tenancy start date must be no later than 25 December 2025.
   As a condition of the offer, rental charges covering the full month of January 2026 must be paid in advance, prior to arrival.

3. Offer Details
   Qualifying residents will receive a rent credit equal to the rent payable from the tenancy start date until 31 December 2025 (“the Rent-Free Period”).
   The rent credit will be applied to the resident’s account after move-in.
   All other fees and charges (e.g., deposit, utilities, optional services) remain payable as normal.

4. Early Notice Clause
   If the resident serves notice to leave on or before 30 March 2026, or otherwise ends the tenancy before this date, the Rent-Free Period will be forfeited.
   In such cases, the resident will be re-charged the rent value originally credited for the Rent-Free Period, to be payable prior to move-out.
   This clause applies only to incentives and does not affect any rights under the Private Residential Tenancy regime.

5. General Conditions
   The offer is non-transferable, non-exchangeable, and cannot be applied retrospectively.
   PLATFORM_ reserves the right to withdraw, amend, or limit the offer at any time prior to application approval.
   Standard affordability and referencing criteria apply.
   Acceptance onto the offer is at the sole discretion of PLATFORM_.
